Re-Sanding Your Hardwood Floor

Hardwood flooring is a good option within your home as it is low maintenance, easy to clean and looks great in any room. There is also the option to invest in underfloor heating which can be a great feature, but also can be regarded as a safer option, as it does not occupy wall space, and therefore prevents fire hazards.

Some people prefer hardwood to carpet as carpet has a shorter life and is more difficult to maintain, i.e. with hoovering every day. If you have pets or children, hardwood can be a much easier option to live with because with a quick sweep, your floor can be cleaned.

If you have hardwood floor in your property, then you will want to keep it looking its best. There are many things that you can do to maintain your floor, but one main benefit of hardwood flooring is that it can be re-sanded in order to freshen up the overall look of the floor.

Re-sanding of a floor will take some time to prepare for. This is to ensure that dust does not get into furniture or create a mess within the room, to prevent this they will cover up furniture as well as dust vents and keep windows open for optimum ventilation.

A stain may be applied to the floor and this usually needs to sit untouched for about a day – so in this time you will have to completely avoid these rooms. Some families decide to move out whilst this is going on, but this may not be necessary for everyone.

Several coats of stains and poly will be applied to the floor over the coming days. You won’t be allowed to walk on it for about 48 hours after the final stain has been put on, but the wait is worth it! Your floors will look as good as new after they have been re-sanded and you will feel proud to show them off.

A re-sand is not the best bet for your floors – Sometimes, after your floor has been re-sanded so many times it is wise to have to floor replaced completely rather than sanding them again. Other people may want to have their flooring replaced if they want a different type of wood on their floors. Updating the floors in this way will freshen up the whole room and can add value to your property, should you wish to sell it in the future.
